Principal Builders Solutions Inc. is a licensed general contractor specializing in commercial interior construction and renovation. From our headquarters in Jericho, New York, we manage build-outs for medical and dental practices, national retail brands, showrooms, restaurants, corporate offices, and broadcast studios. Our portfolio of completed projects reflects a simple standard: careful preconstruction, disciplined field management, and a clean handover on every job.

PBS was founded in 2009 by Gennaro DeLuca, who continues to lead the company. What began as a New York interiors contractor has grown steadily across markets: multi-location dental rollouts for Dental365, retail programs for brands like Steve Madden and Zara, broadcast studio construction for NewsNation and WPIX11, and food-service build-outs for operators such as Proper Food and Jeni's Ice Cream.

On every project, PBS serves as the single point of accountability from preconstruction through closeout. We bid each trade competitively, buy out scopes at real market pricing, and hold subcontractors to the schedule we commit to. Our supervisors run the site day to day, coordinating MEP trades, managing inspections, and keeping owners informed through Procore-based project controls. The job is not done until the punch list is closed and the closeout documentation is delivered.

Most of our work is in the New York metro area — Long Island, New York City, New Jersey, and Connecticut — with an established presence in Washington DC and select national rollouts for retail and showroom clients. PBS has completed projects in California, Pennsylvania, and Florida for brands that need the same team and the same standards in every market they open.

## How we work
1. **Preconstruction & Budgeting** — Before drawings are final, we build realistic budgets, flag long-lead items, and identify constructability issues that affect cost and schedule. Owners get a clear picture of scope, price, and duration before committing — not surprises after mobilization.
2. **Trade Bidding & Buyout** — Every trade is bid competitively to qualified subcontractors, scopes are leveled line by line, and buyout is documented before work begins. Competitive buyout keeps pricing honest and gives owners confidence that the contract number reflects the market.
3. **Field Supervision & Schedule** — Our supervisors run the job from the field — sequencing trades, coordinating MEP work, managing inspections, and protecting the schedule. Daily logs, photos, and progress updates flow through Procore, so owners always know exactly where their project stands.
4. **Closeout & Documentation** — A project ends with a complete package, not a lingering punch list. We close out inspections and permits, deliver warranties, as-builts, and operating manuals, and resolve every punch item — so the owner takes occupancy with clean documentation in hand.

- **Medical & Dental** — Build-outs for medical and dental practices, from single offices to multi-location DSO rollouts. Our repeat program work for Dental365 demands consistent standards, tight schedules, and close coordination with equipment vendors and practice operations.
- **Retail** — Store build-outs and renovations for national brands including Steve Madden and Zara. We work to landlord requirements and brand standards, hitting hard opening dates in occupied malls and street-front locations.
- **Showrooms** — Showroom build-outs where fit and finish carry the sale — precise millwork, lighting, and display work installed to exacting tolerances. We coordinate closely with designers and fixture vendors so the space presents the product the way it was drawn.
- **Food Service** — Restaurant and food-service construction for operators including Proper Food and Jeni's Ice Cream. We manage kitchen equipment coordination, ventilation, grease and plumbing infrastructure, and health-department inspections — the details that determine whether a food space opens on time.
- **Corporate & Broadcast** — Office interiors and broadcast studio construction, including facilities for NewsNation and The Hill in Washington DC and WPIX11 in New York. Studio work demands rigorous MEP coordination, acoustic detailing, and phasing that keeps operations on the air.
